Multifamily buildings add unit-level opinions to a building-level surface. Without a building standard, an elevation slowly becomes a patchwork of whatever each resident bought.

The scope is the same as commercial: survey the elevation, set one specification, apply it consistently.

Setting a building standard

One product, documented, applied the same way across every unit that requests it. That is what keeps the exterior consistent and keeps the board out of a five-year argument about mismatched glass.

Where an association is funding a full elevation, the same phasing rules apply as in commercial work: lock the specification at phase one.

Amenity and common areas

Roof lounges, fitness rooms and glass-walled amenity spaces are frequently the worst solar conditions in the building, because they are all glass and used at the hottest part of the day.

Ground-floor and lobby glazing usually needs safety film or surface protection rather than solar control.

Working in occupied units

Unit work is scheduled with residents, one unit at a time, with furniture pulled back from the glass and the space cleaned before the crew leaves. Building management gets a schedule and a completed-unit record.

Common questions

Straight answers

Can individual residents choose their own film?
They can, and that is exactly how an elevation becomes a patchwork. A documented building standard avoids it.
Does film help with resident heat complaints?
On high-exposure elevations, substantially — it reduces the solar gain arriving through the glass. It does not change a unit's mechanical capacity.
Can you work around residents?
Yes. Units are scheduled individually and returned to normal use the same day.
