Commercial use-case briefIndustry — Property management

Property Management & Building Owners

Glazing complaints arrive one ticket at a time, which is why the same floor generates the same ticket every summer. Surveying the elevation instead of the desk turns a recurring maintenance nuisance into a one-time scope.

01

From complaints to a defined scope

We map complaints against orientation and glazing construction first. Sometimes the answer is film on two elevations; sometimes it is film on one and a mechanical conversation about the other. We will tell you which rather than selling film for both.

02

Appearance consistency across phases

The commercial risk in phased film work is mismatch. Products change across generations, and a building with three purchasing cycles of similar film on one elevation looks exactly like what it is.

We record the specification per building so later phases — and future managers — can match it.

Closeout documentation

  • Product and construction installed, per building and elevation
  • Areas and quantities treated
  • Glass types encountered and openings excluded, with reasons
  • Manufacturer warranty terms applicable to the installation
  • Notes for matching future phases
03

Common area and ground-floor scope

Lobbies, amenity floors and ground-floor retail in the same buildings usually need safety film or surface protection rather than solar, and it is worth scoping in one pass while the surveyor is on site.

Common questions

Straight answers

Can film work be phased across fiscal years?
Yes, and it commonly is. The specification is locked at the first phase so subsequent work matches visually.
Will film affect the glazing warranty?
It can, depending on the glass manufacturer's terms and the unit construction. We raise warranty status during survey rather than after installation.
Can you work in occupied tenant space?
Yes — zone by zone during the day or evenings and weekends, coordinated with building management for access and freight.

Next step

Send the glass, the elevation and the complaint.

Site survey for existing buildings, plan review for projects in design. Either way the first conversation is about the glass.
